$3M Project Management Overview
Project Management of a brand new Childcare Centre with 11 carspaces, capacity to occupy 65 with land size 1,107sqm.
Thomas Property along with CGD Construction were able to assist our client with design, council application and building requirements through to construction and handover. Our combined strengths of developing great designs, receiving council approval with nil to minimum conditions on DA consent and building childcare centres.
This project from initial meeting with client, design approval, council submission and approval received to finally construction and handover of keys to client was within budget and timeline of under 24 months.
The scope of works on our recently completed project involved demolition of existing single storey property and construction of a new two storey Childcare Centre with occupancy of 48 children. CGD Constructions and Thomas Property were appointed to design and construct the new addition of 165sqm.
Ground Floor: which includes open plan rooms with nappy change room, cot room, bathrooms, storage, kitchen, glass panel doors opening onto the deck, carpet and tiles flooring throughout, new light fixtures.
Upper Level: Consist of staff meal room, kitchen area, bathroom, storage, laundry and pantry.
Children's playground area of 338sqm consisting of soft fall, shade sail, play equipment for the children and fencing to comply with the relevant legislation including Building Code of Australia, the E.P and A Act and The SEPP.
External areas includes a vertical lift, 11 carspaces, landscaping and fencing.
CGD Constructions have delivered under the original budget saving our clients $31,000 in material and labour.
Total project cost of $2,750,000 which includes land purchase of $1,500,000, design and construction of $1,250,000.
